  • How do I get a Fob to access the Community Facilities? Or my Fob is lost or is not working
You will need to contact the Lakes Property Management company. The cost of new fobs are $25.00 dollars. You can contact the Property Manager by using the contact us  link on the left menu of the website.
 
  • Where do I find answers or FAQ regarding watering and sprinkler related questions?
All watering schedules and sprinkler FAQ's are located under the tab "Watering FAQ's and Schedules". That page can be reached from the left side menu on the website or from clicking this link.
 
  • What is the process and requirements to register for this site?
The process is to register from the homepage, the link is in the left corner.You will need to provide us with at least your name, email address, address and home phone number. All other information is optional and you decide how much you want to share with other residents.
 
After registering you will get your Username and temporary password mailed to you within a few hours. From there you can login and enjoy the website. All members must either live or own property in the community.
 
  • How do I receive a copy of my associations recent financials?
Please navigate to the left-sided menu bar and click on the link for the community that you reside in to view a PDF of your associations financials. For privacy reasons you must first be an approved member of the community website and you are only permitted to view your individual associations records.
 
  • How do I make an ARC request to change something on the outside of my home?
That form can be reached from the left side menu on the website or from clicking this link.
Completed forms can be emailed to your board using the Contact us link, or dropped off in your communities lock box located in the fitness center.
  • Do I have to get approval to make a change to the exterior or landscaping of my home?
The short answer is YES! Our community Doc's read in part ; That no owner shall cause or allow changes or additions to any exterior portion of his home or Lot without board approval. This would include items such as shutters, painting, solar panels , landscaping, trees etc. If you have questions, please contact your neighborhood board. You can contact your board by using the contact us link on the left menu of the website.
 
In addition completed AR requests or other forms can be dropped off at the clubhouse and placed  into your individual communities drop-box located in the Fitness Center.
 
  • Do I need an ARC request if I want to plant new shrubs, flowers, tress or bushes?
New Landscaping  All significant changes to your exterior of your home needs an AR review. This includes landscaping. You are free to choose your own landscaping and submit your request to your board. TLTO has compiled a list of plants that are "generally accepted". That list can be found here.
 
  • My light on my mailbox won't turn off or it won't come on. What is the issue?
Assuming you have changed the light bulb with a known good bulb (if your issue is that the lamp wont illuminate), then the most likely failure for either problem would be a defective photocell. Depending on which neighborhood you live in, your photocell would be located on the mailbox post or on a weatherproof electrical box on the exterior of your home. A photocell costs about 15.00 and requires very basic handyman knowledge to replace . Always turn off the power before attempting a repair. If you're not comfortable doing this work, please contact a neighbor or a board member for a recommendation. Please understand that you are responsible for the upkeep of your standard neighborhood mailbox, as this only adds to the beauty uniformity of your community.
 
  • Do I have to use a certain type of light bulb on my mailbox light fixture?
YES! You must have a WHITE LED light bulb similar to this one here. This bulb can be purchased at Lowe's. The bulb has a 5 year life expectancy and the LED conserves energy. The cost to operate this bulb at night for 1 year is approximately $4.00, yes less than 40 cents a month. If we all use the same Warm White 9 watt LED light bulb, we will not only be conserving resources, but it will only add to the uniformity and beauty of the community.
 
  • Can I bring my pet to the Clubhouse, pool, pavilions or playground area
Please understand that no pets (besides licensed service animals ) are allowed in the buildings, poolside , playground or anywhere within the fence area.
